Lakewood Ranch Real Estate Lot Prices Set To Increase

Lakewood Ranch Country Club

As of July 25, Lakewood Ranch Country Club real estate lot prices in the popular East neighborhood will be significantly more expensive to purchase. According to a recent Bradenton.com article, the larger lots currently carrying a price tag of $80,000 to $200,000 will be going up by anywhere from $8,000 to $18,000. The price increases, which are the first increases to take place in Lakewood Ranch since 2006, will go in effect on July 25.

According to Milt Flinn, who is the president of LWR Communities LLC, the increase in lot prices within the Country Club East community is in response to the popularity of the neighborhood. In addition, the price increase is meant to help control the mix of properties that are for sale. Alan Anderson, who is the executive vice president of the Home Builders Association Manatee-Sarasota, said the price increase is in line with what builders have been observing at Lakewood Ranch.

“We have had pretty good success in the low end of the market and the good news is that the mid-range stuff is picking up,” said Anderson.

With 160 new homes currently under construction within the community, Flinn notes that the 62-foot lots are the most popular. The price increase, however, will affect the approximately 100 lots that are in the 100 to 125-foot-wide range.

Overall, interest in Lakewood Ranch real estate is on the rise. According to Schroeder-Manatee Ranch, which developed Lakewood Ranch, 47 percent of the 18,000 people who have visited the community plan to purchase a home within the next 9 months. Furthermore, sales within The Lake Club, which is in Country Club East and is the most exclusive neighborhood in Lakewood Ranch, are up 142 percent. During just the first half of the year, $11 million in sales have been completed within The Lake Club neighborhood alone.

Lakewood Ranch Florida: Beware of Rattlesnakes

Over the past few months, rattlesnake bites in pets have become a serious issue in Lakewood Ranch Florida, as well as University Park, Bradenton and Sarasota. As such, the University Animal Clinic in University Park, Florida is now carrying the Red Rock Biologics rattlesnake vaccine. Since rattlesnake bites can result in serious injury or even death in pets, Dr. Robert Hill of the University Animal Clinic recommends that all pet owners have their dogs vaccinated against rattlesnake bites.

“Rattlesnakes are most active during warm months, between spring and fall, and we’re in the middle of that activity period right now,” said Dr. Rill in a recent press release. University Park Veterinarians Announce Rattlesnake Vaccine To Protect Dogs From Snakebites “I can’t emphasize enough the importance of vaccinating your dog. Without protection, your dog is at serious risk of permanent injury or death from a bite. So many pet owners think ‘this won’t happen to my pet,’ and then it does. Prevention is the best treatment.”

With the help of the vaccination, dogs are better capable of neutralizing the rattlesnake toxin after they have been bitten. In fact, the antibody levels of dogs that have been recently vaccinated are similar to that which is achieved with three vials of anti-venom. As a result, dogs who are vaccinated are at a reduced risk of permanent injury and are likely to experience less pain if they are bitten.

If a dog that has not been vaccinated is bitten by a rattlesnake, it is considered a medical emergency. The emergency IV drips, medication and anti-venom injections will cost owners hundreds of dollars. Therefore, getting dogs vaccinated against the rattlesnake bite is a good investment that will also significantly decrease the risk of death.
